Lowe’s Home Improvement was set to sign their deal to be the anchor tenant for the future Federal Way shopping center on 9/11/01. A week later Lowe’s walked away and so did the opportunity with them as the lead tenant. The Opus team was forced to go out of contract with the owner. However, even without a business plan and tenants to move the project forward, the Opus team still believed in the site.
A unique partnership was then formed with the property owner – let us keep pursuing the site, looking for tenants and striving to make the project work while staying out of contract and allowing the property owner the ability to sell if another buyer came to the table. This was a leap of faith for both the owner and Opus management. This leap was based on the integrity of the team for the owner and the belief in the retail opportunity for Opus.
Federal Way Crossing Retail Center opened in 2005 cleaning up an environmentally contaminated truck stop, removing the eye-sore of the dirty old hotels and creating the place-making shopping center the City of Federal Way had hoped for.
